You want to know what you’re buying
Just as with a home inspection, the septic inspection should be done during your option period, as it is your pre-purchase chance to evaluate the septic system — and your opportunity to back out of the contract if a major problem is discovered.
It’s your chance for negotiation
Once you own the house, you own the septic system; any problems discovered after you close will have to be remedied at your expense. Often, a failing system requires the installation of an entirely new septic system, which generally averages $10,000 or more.
Your mortgage company may require a septic inspection
More and more, mortgage companies are requiring septic inspections. Be sure your inspector meets the qualification requirements and the inspection itself meets the standards for your underwriter. Each loan may vary in what is required.
A word of caution about septic inspections
There are two types of septic inspections, visual and full; most septic system issues can only be discovered during a full septic inspection, which includes pumping the tank at the same time.
Be sure your inspector is experienced and specializes in septic systems. Many home inspectors offer “visual” septic inspections, but they usually do not offer full septic inspections.
