Real Estate Inspections
Most lenders and buyers want to know the working status of an OSSF during the option period, before closing on a property that utilizes one. But did you know that there is no local regulation that requires an inspection of an OSSF to be performed by a licensed or certified inspector?
Some home inspectors attempt to perform OSSF inspections by merely flushing the toilet and running some water, maybe even adding dye. In most cases, this method is not even close to an accurate indication of the workability or condition of the OSSF. Trust only experienced, licensed, and well trained professionals to perform the inspection.
Our inspectors are TCEQ licensed installers, NAWT certified inspectors, and have years of experience in the installation and inspection of all types of OSSFs. Our inspectors perform over 300 certified real estate inspections each year. We are REALTOR and SABOR affiliates, therefore, we can access MLS properties if the realtor cannot be at the house for the inspection. Our inspectors also have cleared background checks since entry into the home is usually required.
There are several types of OSSF inspections. The type of inspection would be determined the type of OSSF and by our inspector. Different system types require different types of inspections. We may require that the tank be pumped in order to check the level, baffles present and good condition, dividing wall present and good condition, check to see if back-flow occurs and no leaks are found. We will provide available records on the system with a very thorough report, usually the same day as the inspection.
